
A&G Office Building in Agios Dimitrios
The project concerns the complete renovation of a three-storey industrial building with a baseme and a terrace, originally constructed in the 1960s, located in Agios Dimitrios, Attica. With a total surface area of 700 sq.m., the objective was to transform the existing shell into a modern, sustainable, and thoughtfully designed office space.

Sustainability and the reduction of the building’s environmental impact were the guiding principles of the design. The interventions began with the building’s envelope, where thermal insulation was applied and high-performance aluminum window frames were installed, significantly reducing energy loss. Horizontal shading fins were installed at window level to provide solar protection while preserving natural daylight. Photovoltaic panels were installed on the rooftop to ensure energy autonomy and further reduce the building’s environmental impact.

The original stairwell core was retained and transformed into a vertical light element on the façade, allowing daylight to penetrate the interior, enhancing brightness and spatial perception.

Internally, the design embraced an open-plan layout that promotes collaboration and visual connectivity among employees. At the same time, discreet “box-in-a-box” glass volumes were introduced to provide areas of privacy for executive offices and meeting rooms without compromising the overall openness of the space.




On the second floor, in addition to open-plan workstations, the seminar-meeting room was designed as a focal point, featuring an organic architectural language with custom amphitheatrical seating and vibrant carpet tiling, creating a dynamic and engaging environment.



The southern orientation of the building was utilized to integrate interior planters, bringing nature indoors, improving air quality, and contributing to a pleasant microclimate that enhances user comfort and wellbeing.




Across all communal areas, in contrast to the more vibrant work zones, a clean white canvas prevails, complemented by wooden ceiling finishes and black metal lighting details. In the same spirit, the garage in the basement was designed with a white industrial floor, white walls and ceiling, and black linear ceiling lights guiding the way to the elevator.


This minimalist palette reinforces a sense of clarity, calmness, and contemporary elegance throughout the interior.


The roof garden was reimagined as a vibrant breakout and socializing space for staff, complete with a fully equipped bar and kitchen. Existing openings were enlarged and replaced with large sliding doors, achieving seamless flow between interior and exterior, while consistent material choices strengthen the unity of the overall architectural expression.



This renovation represents a holistic architectural intervention—merging design innovation, environmental responsibility, and functional flexibility—to reimagine an aging industrial structure as a contemporary, dynamic, and forward-looking workplace.
